Information and appointments:

Thank you for inquiring about our two story townhomes at 600-650 S Main St in Mooresville. Please read through this email for all the important information prior to scheduling an appointment through text messaging.

PLEASE READ: 

WHAT IS DUE at SIGNING of the LEASE: DUE AT LEASE SIGNATURE, prior to receiving the keys. 

  1. *** All DEPOSITS (minimum $1400 plus $500 for pet) 

  2. FIRST 30 days of  rent ($1250-$1500), unit rent, 

  3. Renters insurance  

  4. All utilities turn on in tenants name, Electric (Duke), gas (dominion), water

  • We do not hold units for future move-in times or more than 15 days. Rent charges for the units will begin no more than 15 days after lease signature, but are still due at lease signature. Please check back when you are ready to move. These units rent quickly and do not come up often.  

  • Deposits are no less than equal to one months' rent which is determined by your credit score. We do work with LOWER credit scores under 640, but last month's rent may be required at signing of the lease, please be prepared for that extra deposit or last months rent.

  • We use a third party company for rent collection electronically from your checking account. Rent is due on the first of the month. We do not accept paper checks or money orders. There is no rental office for collection. You may pay at CVS or Walmart where cash is accepted through www.ScheduleMyRent.com   associated with MoneyGram.

  • You must have a valid EMAIL and CELL PHONE for lease signature and application which all documents and deposits are processed electronically.  

  • Applications ($45 per person over 18 in the unit) require an upload of the following before processing: Drivers license, social security card, work visa and two months of paycheck stubs or three months of bank statements, and a photo of your dog or cat if applicable. Your employment will be verified.  

  • We check Criminal Record and prior Evictions from a rental unit in the past 10 years.  You will NOT be approved with prior evictions. 

  • All utilities (electric (Duke), gas (Dominion) and water/sewer Guardian Water) are paid by the tenant. Utilities must be turned on prior to move in and receiving keys.

  • Only two parking spaces per unit. Spaces are numbered. Overnight guests need to park outside the center or in one of your two spots. All others will be towed without notice. This is posted in the center.   

 

All townhomes are 2 bedroom (upstairs bedrooms, kitchen down), 1 full bath (upstairs), 1 half bath (down),  They offer Frig/Freezer combo, microwave oven, dishwasher, and range with electric stove top, hot water is gas in most units and electric in a few. All units have washer Dryer hook-ups for full size units.

The townhomes are located near downtown Mooresville, near Costco and Lowes Home Improvement Headquarters.   All units are the same footprint with 1100 SF. We have 30 townhomes inside our complex in 5 separate buildings, all interiors are decorated differently.  

 

SHOWINGS:

Please bring your driver's license for copy before showing you the units, for the safety of our staff. Our property maintenance can be available by appointment only 7 days a week, Monday-Saturday 9:00 a.m. and 6:00 p.m and Sunday mornings by appointment only (not during football season lol), just send a text with your name and email to 704-251-9542 with the best time for you. We do not have staff on site, so please give us a 24 hour notice for an appointment.   

 

UTILITIES:

Tenants are responsible for all utilities including electric, gas and water. You must turn on your utilities prior to receiving your keys after the lease is signed. 

Landlord pays for Garbage and Lawn care, unless the backyard is completely fenced in which the tenant becomes responsible for their lawn when completely fenced.

 

DEPOSITS and CREDIT HISTORY and LOW CREDIT

Our tenants give 30-day notice when not renewing the lease. We do not know any further in advance if units will be available. Please note that we do not hold units since they rent quickly in this complex. Deposit and first month's rent would be due at signing of the lease agreement. Applications are processed by a third party company for credit history and criminal background check and the cost is $40-45 per person over the age of 18 years that will be living in the unit. CREDIT APP: through Turbo Tenant (a third party company)  We will work with BAD CREDIT (under 680), the amount  of Deposit is determined by credit history and score, but not less than One month’s rent plus water deposit. You may be required to pay last month’s rent as an additional measure.  

 

PETS:

Pet cleaning fee is $500 for cats and/or dogs. If you have an emotional support animal, please provide your letter from your doctor’s office. Please note that you are still responsible for any damage caused by your pets, such as carpet cleaning, window blind destruction, urine clean up.  It is non-refundable cleaning fee for professional carpet cleaning, baseboards and walls. You will be charged extra for window blind destruction, walls and baseboard painting if needed due to pet destruction and pet dander. Dogs and Cats only. There is no monthly charge for dogs and cats.

 

No birds, No parrots (too loud and disturb), No snakes (too many risks of getting out), No pet rats or other pets allowed without landlords permission (will result in eviction). A maximum of THREE (3) pets and/or 120 lbs of pets combined. (In other words, 1 dog of 120lbs or two dogs of 60 lbs each or three cats with no dogs. No matter how the cookie crumbles, three (3) max or 120 lbs limit. Photos of pets must be sent with application.

 

More pets will result in eviction. Photos will be kept on file during the term of your lease. BUT WE DO LOVE DOGS!!!!! As long as you pick up their poop and stay on a leash! Center is camera monitored and you will be charged by the complex if the landscaper has to pick up your puppy’s poop at a rate of $30 per month. 

 

We will require to meet the dog prior to approval for friendliness. Aggressive dogs will be rejected if landlord feels threatened by your dog. Photo of your dog will be kept on file.... :)  All dogs must be on a leash when walking outside in the complex unless you have a fenced backyard and you must pick up your own dogs poop! :)  

 

QUALIFICATIONS for leasing

Employment verification and pay stubs required for submission as proof of income. Rates quoted above are only good for 24 hours from the time the email is sent. We do NOT ALLOW for any PRIOR EVICTIONS and CRIMINAL HISTORY WILL BE RUN. All people living in the townhome must apply. All people staying in the townhome for extended time must apply, such as older brother who stays often, overnight long term nannies, cousin who visits more often than you want...The center is camera monitored and occupancy limit is enforced along with parking spaces. We work with poor credit history, but a heavier deposit may be required or a co-signer. We will not discuss your credit history or deposits until you submit an application and it is processed, no exceptions. 

 

APPOINTMENT TIME:  Please text your name, email address and appointment requested time to 704 251 9542 Appointments are available 7 days a week 8:30 a.m. to 6:00 p.m with a 24 hour notice. Same day appointments may be available on occasion.  However please note above what units are available to be shown and the dates. Please bring  your driver’s license for verification and safety for showings.  Once a credit application is approved, the lease must be signed within 48 hours and the deposit must be made along with the first month's rent in order to secure the lease. You do not have a lease until the deposit and first month's rent is received. Townhomes will not be held for future dates. 

 

Hopefully we have covered all your questions! But on a good note, we have onsite maintenance and are very responsive to your needs. This center is privately owned and not a big corporation.
